There are currently 21 major development projects under construction within the Midtown Improvement District. In total, these projects will deliver 2.4M SF of office space, over 3K residential units, 842 hotel keys and 215K SF of retail space.
While most of the development is occurring north of 10th Street, the district’s southern half continues to see activity that will bring employers and residents closer to Technology Square and Georgia Tech. Located across the interstate from Georgia Tech’s main campus, The Standard will offer luxury student apartments, complete with high-end finishes and GPA-threatening amenities. Projected to be completed this fall, The Standard will stand 19 stories, with 252 units and over 10K SF of retail space. Ground level retail will include a drive-through Starbucks – perfect for late night cramming sessions.
First announced more than two years ago, Coda has come a long way from the Portman Holdings drawing board. Georgia Tech’s high-performance computing center is about to top off at 21 stories, has landed major tenants like WeWork and Keysight Technologies, and has announced retailers for The Collective – the 25K SF food hall wrapping the Crum & Forster building. Projected to be completed in spring 2019, Coda will introduce 720K SF of office space, 72K SF of retail space, and a giant data center to the market.
Adjacent to the Coda project, construction on the new Anthem IT office tower has begun. Following a groundbreaking ceremony, held this past February, the site has officially gone vertical. Built to house 3K Anthem IT workers, 350,000 SF of office space, two bank branches, and 1,800 SF of retail, the new building is currently on track to be completed in late- 2020.
Phase II of development for the site just south of the Anthem tower was announced at the August 2018 Midtown Development Review Committee meeting. Read up on the sibling tower here.
The location of a small office building has been replaced with Alexan 880, a 22-story apartment complex located at the busy intersection of 8th and West Peachtree Street. Set to welcome residents in early-2019, with full completion anticipated for spring 2019, the Trammell Crow project will feature 355 residential units and 9K SF of ground-floor retail space.
Alexan 880 will soon be in good company with the proposed addition of a new 31-story office tower Cousins Properties is planning for across the street.
