Interim Improvements: 98 14th Street Public Space

Midtown Alliance is implementing interim physical improvements to the 98 14th Street property acquired by the Midtown Improvement District. Work includes regrading and leveling the site to create an open multi-use lawn and walking paths around the perimeter.

The concept also calls for additional temporary and permanent improvements:

  • Filling in the existing construction excavation with substantial dirt to return the site to a smooth, graded condition
  • Seeding the area to create an open lawn suitable for casual use and community activation
  • Installing basic pedestrian paths to encourage early access and exploration
  • Adding fencing to secure portions of the site and to ensure public safety
  • Installing lighting where needed to support visibility and comfort
  • Removing outdated signage and advertising from the former sales center building
  • Adding a protected pedestrian mid-block crossing on 14th Street

Progress to Date:

Progress continues on the new park, with sitework remaining on schedule for completion in July. The storm drainage system has been installed, and construction is underway on the pedestrian pathway that will connect the sidewalk along 14th Street to the garden behind Promenade. In June, crews will install new Bermuda sod along with a grass and wildflower mix, which will require additional time to become fully established. An irrigation system has also been installed to support the long-term health and maintenance of the landscape.

This temporary phase will transform the site into a welcoming open space that the community can begin enjoying while efforts continue to advance the park’s long-term vision. Once the lawn is established, the space will provide a flexible setting for outdoor fitness classes, lunchtime food truck gatherings, seasonal markets, and other community programming.  These improvements represent an important interim step that will activate the site and create valuable community space while fundraising and planning continue for the park’s full buildout and long-term vision.

Next Steps:

The first public event in the space is tentatively scheduled for late-August pending a successful outcome with the grass taking root.
