Midtown Alliance is implementing interim physical improvements to the 98 14th Street property acquired by the Midtown Improvement District. Work includes regrading and leveling the site to create an open multi-use lawn and walking paths around the perimeter

This temporary phase will transform the site into a welcoming open space that the community can begin enjoying while efforts continue to advance the park’s long-term vision. Once the lawn is established, the space will provide a flexible setting for outdoor fitness classes, lunchtime food truck gatherings, seasonal markets, and other community programming. These improvements represent an important interim step that will activate the site and create valuable community space while fundraising and planning continue for the park’s full buildout and long-term vision.

Progress to Date:

Activity continues in the new space, with sitework remaining on schedule for completion in late-August. The storm drainage system has been installed, and construction is nearing completion on the pedestrian pathway that will connect the sidewalk along 14th Street to the garden behind the Promenade tower.

Following the effort last spring to bring 785 dumptruck loads of dirt to the site to level it, crews have installed Bermuda sod along with a grass and wildflower mix, which will require additional time to become fully established. An irrigation system has also been installed to support the long-term health and maintenance of the landscape.

Areas of the site have been prepped for food truck parking and a concrete pad to host the MIDTOWN letters on the north side of the space.

The former Opus Place sales center on the western edge of the property is being converted into the new headquarters for Midtown Alliance's supplemental public safety and maintenance teams.

Next Steps:

An additional round of hydro-seeding for the lawn is being scheduled as weather conditions allow. Meanwhile, additional exterior signage is being planned for installation on the facade of the former sales center to include large-scale public art.

A 2-D version of the MIDTOWN letters is returning and will be a focal point for the space. The installation window is planned for late-August.

A designated space will be prepped in the SE corner of the site for bike and scooter parking along 14th Street.

The first public events in the space are scheduled to occur in September pending a successful outcome with the grass taking root. The full schedule for community events and programming will be published soon. Equipment is on order to include picnic tables, lawn games, and portable restrooms.

Long-term plans are still emerging to add a protected pedestrian mid-block crossing on 14th Street.

The site looked like this in 2025, with debris and a large hole visible from the early construction stages of what became a failed development project.

Crews removed the lettering from the sales center, which is now occupied by Midtown Blue and Green.

What is the long-term plan for this space?

Planned as an open, highly programmed public space, the project will bring together immersive art, an iconic pavilion and outdoor performance venue, a restaurant and café, a community building with public restrooms, and a wide range of flexible gathering spaces. Learn more here.

The space is designed to support a full day of activity — morning yoga on the lawn, lunch at the café while children play nearby, and evening performances under the stars — offering a range of experiences rarely found in such a dense urban setting.

Project costs and timeline to develop the land site are still being determined. Midtown Alliance will advance final design, engineering and cost planning while preparing to launch a capital campaign.
