June 2026 DRC Recap: A New Condo Tower on 14th Street

The Midtown Development Review Committee (DRC) reviewed one proposal in its June meeting.

A new 21-story condominium building was proposed at the northwest corner of 14th Street and 14th Place. The DRC applauded the building’s overall architecture but offered recommendations on proposed vehicular access, streetscaping details, sidewalk-level uses and bike parking as detailed below:

The new residential high-rise on 14th St. includes a lobby and amenities on the west side and four guest suites (for residents' invitees only) on the east side, flanking a central driveway. This driveway, along with a second driveway on 14th Pl., leads to a four-story screened parking podium with 218 spaces. An amenity level (including a pool) occupies the 5th floor, with 101 residential units in an L-shaped tower on the floors above. Bike storage, two loading bays, and trash service are located along 14th Pl., which will be widened by about 3 feet. The far northern portion of the site will retain 20 existing rowhouse-style units.

DRC Recommendations:

  • Removing the proposed driveway from 14th St. was requested - or, if deemed necessary to lessen delivery and rideshare vehicles parking on 14th St., modifying it to a 12'-wide ingress-only driveway. This is intended to reduce conflicts with pedestrians on the sidewalk and cyclists or scooter riders in the adjacent bike lane along 14th St. Similarly, consolidating the 14th Pl. driveway and loading/trash bays into a single 42'–48' curb cut should be evaluated.
  • Streetscaping details should be consistent with the Midtown Streetscape Plan. This includes apron-style curb cuts, continuous sidewalks across all driveways (with textured concrete behind the sidewalks), and red concrete pavers along 14th St. Further, all sidewalks should be coordinated with adjacent sidewalk conditions along both 14th St. and 14th Pl.
  • Retail use(s) to benefit the building's residents and the sizable public nearby at Piedmont Park were strongly recommended in place of one or two of the four proposed guest units at the southeast corner of the building.
  • Bike storage facilities were suggested to be increased to 40–50 secure spaces, in line with demand found in similar residential buildings in Midtown. This space can be taken from underutilized areas on the east side of the building.

Next Steps:

The committee expects to receive updated info to be handled via electronic review to confirm that these comments will be addressed.
