September 2026 DRC Recap: Ground-Level Improvements Pitched for Crest on Peachtree

The Midtown Development Review Committee (DRC) reviewed one proposal at its September meeting.

The two-story podium at the base of the existing 1951 era building at the northwest corner of 3rd St. and Peachtree St. is slated to be renovated. The DRC appreciated the overall proposed architecture and the improved ADA access to the building. However, they requested maintaining the clear sidewalk zone, keeping outdoor dining options, and expanding bike parking, among other minor items as detailed below:

Base-level elements will be cleaned and renovated along with the installation of new storefront windows and doors with improved ADA access. Architectural and lighting elements will also be added for a more visually appealing frontage. Along 3rd Street, approximately 550 SF of existing patio space is proposed to be enclosed. No work is planned for the 18-story residential tower above, or the 274-space combined surface lot and parking deck at the western rear of the building.

DRC Recommendations

  • New exterior ADA access ramping shall be allowed; provided it’s the minimum encroachment necessary into the sidewalk clear zone. To best allow for this ramp (and improve the main lobby entry to be ADA accessible) evaluate moving the street curb line out ~10’ to replace existing unnecessary lay-by lane along Peachtree St. – which can be coordinated with ATLDOT and the Midtown Alliance transportation team. If this is not feasible, no other encroachment should be made for any new planters or other furniture in the ~7’-4” wide sidewalk clear zone.
  • To reduce maintenance and potential water damage, install a 4”- 6” tall base where the new metal exterior façade would interface with the sidewalk.
  • Replace the existing red decorative pavers aligned with the main Peachtree St. entry of the building with the standard Midtown concrete sidewalk.
  • In lieu of fully enclosing the 550 SF patio at the southeast corner of the building, provide an operable system above a max 42” tall barrier; therefore, allowing open-air dining during pleasant weather.
  • Include additional bike parking, including new curbside bike racks along Peachtree and 3rd St. along with a new fenced 14’ x 22’ covered bike room just north of the rear parking level entry into the building. Overall, at least 48 bike parking spaces should be provided on-site and in the public ROW.
  • Expand the number EV Level 2 (or better) parking spaces as part of the parking areas as on-site power allows.
  • Consider holistic tenant signage, including wall-mounted blade signs visible from the Peachtree St. sidewalk.

Next Steps

The committee expects to receive updated info to be handled via electronic review to confirm that these comments will be addressed.
